Townsend is a small town in southern New Castle County, a few miles south of Middletown and close to the Kent County line. The town center is compact, with a few blocks of older homes, but the land around it is a mix of working farms, woodlots and newer subdivisions. Route 71 runs through town, and the US-301 toll road and Route 1 are both nearby, giving drives north toward Wilmington and across into Maryland.
Blackbird State Forest lies to the south, with walking trails and wooded tracts spread across several sections. Over the last two decades, the Townsend area has seen steady new construction, so housing here includes recently built single-family homes in planned communities alongside farmhouses, older homes in town, and properties on several acres. Buyers looking at land should check well and septic details, zoning, and any farmland preservation easements before settling on a parcel, since rural lots around Townsend can come with rules that newer subdivisions do not.
