Bear is an unincorporated area in central New Castle County, spread out along US-40 between Glasgow and the Route 1 corridor. It has no formal downtown; instead, shopping centers and offices line Route 40 and the roads that branch off it, and most homes sit in planned subdivisions tucked behind those main roads. Route 1 and I-95 are both a short drive, which puts Wilmington, Newark and the Christiana area within easy reach.
Lums Pond State Park is just to the southwest, with a large freshwater pond at its center and trails, boating and woods around the water. A bit farther south, the Chesapeake and Delaware Canal and its paved trail mark the line between northern and southern New Castle County. Housing in Bear is mostly single-family homes and townhomes built from the 1980s through the 2000s, along with some newer construction and a few older homes on larger lots along the back roads. HOA fees and community rules vary from one subdivision to the next, so they are worth comparing early.
