Avondale is a small borough in southern Chester County, set between Kennett Square and West Grove along Route 41. The US-1 bypass runs just north of town, linking to Kennett Square, Media and Philadelphia in one direction and Oxford and Maryland in the other. Wilmington and Newark, Delaware, are both reachable in roughly half an hour.
The area is at the heart of southern Chester County's mushroom-growing region, and the low growing houses are a familiar sight on the roads around town. The Stroud Water Research Center, which studies freshwater streams, is based just outside Avondale near White Clay Creek. Housing in the borough is mostly older single-family homes and twins on small lots near the center, while the surrounding townships of London Grove and New Garden have newer subdivisions, townhomes and homes on larger lots. Buyers often compare the borough with the nearby townships, since lot size, taxes and public water and sewer access can differ.
